5 signs you need a new roof

A roof rarely fails all at once. It tells you it's tired long before it leaks. Here are the five signs our crews look for during a free inspection — and what each one means for your home.

1. Curling or missing shingles

Shingles that curl at the edges or go missing after a storm expose the underlayment to water. A few can be replaced; widespread curling usually means the roof is near the end of its life.

2. Granules in the gutters

Asphalt granules protect shingles from UV. When you see them collecting in gutters, the shingles are wearing thin and losing their weather resistance.

3. Daylight through the roof boards

If you can see light in the attic, water can get in too. This points to gaps in the decking and calls for prompt attention.

4. Sagging areas

A sagging roofline signals trapped moisture or structural weakening — always worth a professional inspection before it spreads.

5. Age past 20 years

Most asphalt roofs last 20–25 years. If yours is in that range and showing any of the above, a replacement is often more economical than repeated repairs.
